In the last two weeks, STC Loans together with C and C Title Agency have been able to help two new families become first time buyers with low down payment closings.  We couldn’t be more thrilled for them.  Using our 5 % down conventional lender paid PMI, first time buyers Richard, Mickey and Nicole are well underway in early home ownership.  We extend a very special thanks to Laura M. In 2017 conventional mortgage lenders introduced the 5% down loan and the lender pays for the PMI (private mortgage insurance) up front.  What a great program, facilitating the purchase of homes to first-time homebuyers.  In exchange for a slightly higher interest rate, young buyers can begin to experience the privilege of home ownership.

The monthly PMI is approximately half of what FHA loan pays.  The PMI will be reevaluated when the loan reaches 80% loan to value in order to be eliminated.  As opposed to FHA where the PMI is for the life of the loan.  The conventional lender paid PMI loan is for borrowers that have a minimum 640 FICO. The higher the FICO into the 700’s, the better the interest rate becomes.

This product is being used by many first-time home buyers because of the monthly savings on the PMI.  The product can be used up to the new conventional lending loan limits which have recently increased to 455,000.

Home Prices Are Set to Soar in 2018

The temperature may be frigid across much of the nation, yet home prices are sizzling and sellers are in the hot seat.  Home prices in Miami will also continue to rise.  Will you be ready and buy prior to this increase or will you be left behind?

Sales prices jumped 7 percent annually in November, according to a new report from CoreLogic.

That is the third straight month at that pace, far higher than the price gains in the first half of 2017. Low supply and high demand are fueling the spurt and neither of those is expected to ease up anytime soon.

Supply is actually falling even more now, and a strengthening economy is pushing demand. This will have potential buyers out early this year, trying to get a jump on the spring market.

“Rising home prices are good news for home sellers, but add to the challenges that home buyers face,” said Frank Nothaft, chief economist at CoreLogic, in the report. Nothaft said the limited supply is the worst at the lower end, and will hit the growing number of first-time buyers hardest.

Without a significant jump in home construction, prices will remain high and likely move higher. Mortgage rates could also move slightly higher, and new tax policy limiting mortgage and property tax deductions, is hitting homeowners in some states hard.

Several years ago, a young man named Maruicio Estrella had one of those inspirational moments that makes so much sense in hindsight.

Due to a recent divorce in his life, he found himself in an angry depression. The final straw seemed to be one day when he walked into his office and was faced with a “Your Password Has Expired” message on his computer.

Remembering that a former boss had combined to-do lists with passwords, he had a sudden insight. He would use a password to change his life.

He came up with the password Forgive@h3r. The constant reminder over the next 30 days as he typed in his password every morning seeped into his subconscious. It had a healing effect on him.

At the end of 30 days, he changed his password to Quit@smoking4ever. According to Estrella, he quit smoking overnight.

Here are some other passwords he has used since, and his results:

  • Sleep@before12. It worked. Got lots of sleep.
  • No@drinking2months. It worked, felt great!

Per bankrate.com,  “A ‘conventional loan’ is any mortgage not guaranteed or insured by the federal government, but which is within the lending limits set by Fannie Mae and Freddie Mac.”  Most home loan borrowers in the USA fall within the criteria of needed a conventional mortgage loan.  This is the case whether it’s a home purchase or a refinancing option.

 

Conventional Loan Options

The following different options are available for conventional loans.  Depending upon your particular need, choose which one fits you best:
Fixed-rate loan: Your payment remains the same throughout the length of your loan. This is an excellent choice if you plan to live in the home for many more years.
Adjustable-rate loan: Your rate will adjust and your payments will fluctuate based on changes in the market. This is a good option if  you don’t plan to own the home for long.  It’s a good option to take advantage of lower interest rates in the first few years of your loan.
Interest-only loan: You only pay the interest on the principal balance of the loan for a certain period of time.  This is a good choice if you are looking for more flexibility.  Your initial payments will be lower the first few years of the loan.

Like when shopping for your dream home can be a bit overwhelming and challenging,  you can say the same when entering into the financing of your new home.  Many homeowners become overwhelmed when faced with having to secure financing for their new home purchase. Add to this,  contractual time limits causing you to secure your financing quickly.  In most cases, the type of loan you’ll need to secure is a Miami conventional loan.

According to wikipedia, “In the United States, a conventional mortgage home loan is a home mortgage loan that conforms to GSE (Fannie Mae and Freddie Mac) guidelines.  The most well-known guideline is the size of the loan, which as of 2013 was generally limited to $417,000 for single family homes in the continental US. Other guidelines include borrower’s loan-to-value ratio (i.e. the size of down payment), debt-to-income ratio, credit score and history, documentation requirements, etc.”

Eligibility

In order to qualify for a conventional loan, borrowers must typically meet three minimum requirements:

Down Payment

The standard down payment for a Miami conventional loan is anywhere between 5% and 25% of a home’s value depending on the borrower’s credit and financial condition.  For example, if the property you are trying to secure costs $100,000, the lender may want you to place a 20% or $20,000 down payment.  Buyers with stronger credit are usually able to place as little as 5% down in order to secure their home’s financing.

Income

Lenders want to make certain your debt-to-income ratio, or the percentage of monthly income you spend on debt payments, including mortgages, student loans, auto loans, minimum credit card payments and child support, will leave you at a comfortable level, not overextending yourself.

Credit/FICO Score

Your credit score also plays an important role as you qualify for a conventional loan.  Lenders vary on the minimum FICO credit score requirement.  This is not standard in the industry.  However, remember, the higher your credit score, the better the terms you will receive on your Miami conventional loan.  In this case, too, the stronger your initial down payment, the better your lending terms will be.
