Buyers here in Miami regularly ask me, “How much do I need for a down payment for a home loan?” The down payment for a home loan can vary depending upon your individual circumstance.
If your down payment for a home loan is less than 20 percent, then you must pay for private mortgage insurance. Private mortgage insurance insures the lender for the amount of loan-to-value above 80 percent. For example, a $100,000 home with a $90,000 mortgage has a 90 percent loan-to-value.
While you are not required to have a 20% down payment for your home loan, there are benefits to this. Putting 20 percent down allows you to avoid private mortgage insurance. Private mortgage insurance is additional insurance lenders require from you when the down payment is less than 20 percent of the sales price or appraised value.
