One method I use to push through life’s unfairness is called Championship Behavior. It’s a concept that has gotten me through many tight spots and funks, spurring me to positive action instead of putting me into a negative cycle of reaction.

Champions push through difficult circumstances to succeed. We can all use that same championship behavior to push through difficult circumstances in our daily lives, whenever a situation seems unfair or challenging. For a teenager, that might be when a friend spreads a bad rumor. To an adult, that might be when a boss calls you out unfairly. For a person walking down the street, that might be getting splashed by a passing car.

Championship Behavior is not about reacting quickly. It’s about reacting correctly. It’s about deciding how to handle challenging situations rather than simmering and stewing. It’s more about the decision than the action. How do you get your boss will hear you? How do you best handle school bullying? What can and can’t be done about a problem you have no control over? Often Championship Behavior takes time to figure out, but once you know what you need to do, you have a greater sense of calm and control.

As we march into spring, it seems that everyone gets busier, more frenetic. Like the birds and the bees, we’re inspired to improve our nests and bring home the nectar to our family hives. As the pace picks up, I’m reminded by this story to keep a calm head:
Once a wise man was walking with a few of his followers. They saw a small lake in the distance, and the wise man said to one of his followers, “I am thirsty. Go get me some water from that lake.”

The follower eagerly ran to the lake. But there were people in it, splashing around, making the water cloudy. The follower shouted that a very important man wanted to drink the water and everyone should get out, but no one listened. Feeling ashamed, he returned to the wise man, complaining “The water is too dirty, and no one will listen to me and get out.” The wise man nodded, but said nothing.

After an hour, the wise man asked the same follower to go back to the lake and get him some water. This time the follower found that everyone had left, and the silt had settled down. The water now looked fit to drink, so he brought some to the wise man.

The wise man looked at the water and said, “See what you did to make the water clean? You let it be. Your life force is like the water. When you are frantic and anxious, your spirit becomes cloudy and distasteful. Just let it be. Things will become clearer. It is effortless.”

Reverse mortgages have many different uses which can accommodate a variety of your personal needs.  However, one particular usage is often overlooked.  This is for you to be able to use a reverse mortgage for a new home purchase.

At the most basic level, the major benefit of this tool is that it allows homeowners age 62 and older the ability to obtain a reverse mortgage.  And, then buy a new home all within a single transaction. But there are also other benefits to this unique product which may not seem so obvious.

What is an FHA loan?

An FHA loan is a mortgage insured by the Federal Housing Administration. Borrowers with FHA loans pay for mortgage insurance, which protects the lender from a loss if the borrower defaults on the loan.

 

What are the benefits to having an FHA loan?

Among other things, less than perfect credit is ok.  The minimum down payment is 3.5% of the purchase price of the home.  The closing costs may be partially covered by the seller, the builder or the lender, thereby easing the total amount for the buyers to bring to the closing table.   Additionally, buyers can borrow up to a certain amount for repairs. Moreover, in some instances, financial hardship assistance or relief is available to the buyer,  too.

What is Your Credit Report?

Your credit report is a record of money you’ve borrowed, your history of paying it back and how much open credit is available to you. Lenders rely heavily on the information in your credit report as it signifies your creditworthiness and the likelihood that you’ll repay your mortgage. Your credit score helps lenders decide how likely you are to repay your debts and plays a significant role when securing a mortgage. Scores range from 300 – 850 points and are based on:

The average credit score is 725. If your score is below 725, you can still get a loan, however you will not have as many options and your rate will be higher. If your score is in the low 600s, we encourage you to reach out to a Housing Counselor today to start rebuilding your credit.

Summing it up:

  • The best mortgage terms are given to those with the strongest credit.
  • You’ll damage your credit if you don’t pay your bills on time and/or keep high credit card balances.
  • You’ll have a hard time securing a loan if you have a credit score below 650.

Strength Through Adversity

 

As you embrace the start of the New Year, it’s important to give yourself room to grow. It’s also important to remember that growth is not always easy or obvious. I’m reminded of the following story, a valuable metaphor for embracing adversity:

A man found the cocoon of a butterfly. A small opening appeared. The man sat and watched the butterfly for several hours as it struggled to force its body through the little hole. Then it seemed to stop making any progress. It appeared as if it had gotten as far as it could and could go no farther.  The man decided to help, so he took a pair of scissors and snipped off the remaining bit of cocoon. The butterfly then emerged easily. But it had a swollen body and shriveled wings.

 

What Happened Next?

The man continued to watch the butterfly because he expected that at any moment the wings would expand and the body would contract to the proper proportion.

Neither happened! In fact, the butterfly spent the rest of its life crawling around. It never was able to fly.  In his kindness and haste, the man had not understood something. A restricting cocoon and the struggle for the butterfly to get through the tiny opening were nature’s way of forcing fluid from the body of the butterfly into its wings so that it would be ready for flight once it achieved its freedom.

Sometimes struggles are exactly what we need to become stronger in character and determination. If nature allowed us to go through life without any obstacles, we would not learn how to be resilient and powerful. We might never fly!

We love our pets, but they can be expensive to care for, especially as they age.  Because of this, you never want to have to choose between your pet and your bank balance.  Since I have the opportunity to meet many pets on a regular basis, when I visit my clients’ homes, they just call me, “Miami’s Animal Lover Realtor”.  So, consider these simple tips for saving money while keeping Fido or Fluffy healthy and happy:

  • Get regular checkups. The money you spend on vaccinations, spaying/neutering, and routine medical care will pay off in preventing more expensive illnesses later.
  • Groom at home. Lots of grooming – brushing, washing, clipping claws – can be done on your own. Also learn to do the unpleasant tasks of cleaning ears and anal glands.
  • Get annual dental care. Talk to your vet about keeping your pet’s teeth clean and preventing infections. Dental problems are one of the leading causes of dog or cat health problems as they age.
  • Consider pet insurance. Shop around for some insurance to cover medical care in the event of an emergency.

It’s still early on in the year.  How are your new year’s resolutions coming along?  Most Americans make these resolutions hoping to bring about significant change in their lifestyles.  But usually, by the 3rd or 4th week of January, they’ve forgotten about them and return to their regular habits.  They fail to recognize the power such changes in habits will make in their lives.

Adults who change their lifestyles can decrease their chances of developing heart disease later in life, according to a study conducted by the Northwestern University Feinberg School of Medicine.  Researchers collected data on lifestyle habits of approximately 5,000 participants between the ages of 18 and 30, then analyzed the status of their health 20 years later.

They found that 25 percent of participants who had adopted at least one healthy habit (maintaining a healthy weight, not smoking, exercising etc.) had cut their risk of developing heart disease.  The 40 percent who had dropped one or more healthy practices had actually increased their chances of cardiac problems.

The takeaway:  Dropping unhealthy habits at any age can have a positive effect on your heart health.  So don’t assume you can’t help yourself just because you’ve pursued the wrong patch up until now.

Origin of the term “jumbo mortgage”

According to Zillow, “Jumbo mortgages are also called non-conforming mortgages. These types of loans are made when you don’t “conform” to the requirements of Fannie Mae and Freddie Mac.  Fannie and Freddie provide stability and affordability to the mortgage market.  They do this by buying “conforming” mortgages from lenders.”  This provides liquidity to make more mortgages. Loans higher than these limits are called jumbo mortgages.

 

So what makes it a Jumbo Loan?

The current “conforming” loan limit for a single-family (primary or second) home in Miami is $417,000. This is set by Fannie Mae. When your mortgage goes beyond this level in Miami, it becomes a Miami Jumbo Home Loan.  Additionally, Jumbo Loans are available to you with both Adjustable and Fixed Rates.  Because of this, your interest rate will be slightly higher than conforming loans.

What makes it different than a conforming mortgage?

When you purchase a more expensive home, you incur more risk  . As a result, your property values are subject to greater fluctuations.  This will then require more conservative underwriting requirements.

Because of this higher risk, the average Jumbo Loan borrower has a better credit history.  They also have more stable income and higher reserves than a conforming buyer.  Higher reserves come in the form of more liquidity, assets and cash on hand.
