There are many uses for a reverse mortgage. Most people are under the belief that reverse mortgages are only to be used by seniors who need income in retirement. While this is the prevailing concept behind a reverse mortgage, it’s by far the only use for the same.

Several sites throughout the internet will detail for you the many creative ways a senior citizen may use a reverse mortgage.   If you have a look at the following piece by reversemortgage.org, you’ll see 25 uses for a reverse mortgage, including paying off your existing mortgage, cover monthly expenses, covering health insurance, paying for long-term care, subsidizing your retirement, among many others.

According to Mortgage 101, the most common uses for a reverse mortgage are buying the second home of your dreams, college expenses for a child or grandchild and life insurance in order to leave a sizable inheritance to your heirs.

Reverse mortgages are used today as a financial vehicle for many seniors in retirement. In the past, this was frowned upon, as a reverse mortgages was considered an insecure, unstable financial instrument. Today, however, this instrument has become very popular to helping seniors be more comfortable financially in retirement.

Many options are available with reverse mortgages today. There is the traditional reverse mortgage, where seniors may use the equity built in their homes as a vehicle to finance their retirement. There’s the HECM Reverse Mortgage, which is a vehicle used where seniors are allowed to take the equity in their homes and purchase another property with the proceeds.   In other words, it’s a reverse mortgage for purchase. There’s a jumbo reverse mortgage where your property is above the $417,000 conventional level, classifying as a traditional jumbo property.

All above-mentioned vehicles, are strategic tools seniors may use in retirement in order to be able to finance their retirement. No risk is attached to a reverse mortgage. A retired individual, and their spouse, may live comfortably in their home while accessing the equity in their homes while in retirement.

Regardless of which type of reverse mortgage is chosen, certain conditions remain the same with which the retiree has to comply. Among these, of primary importance is that the retiree applicant be 62 years of age.

A Home Equity Conversion Mortgage (HECM), known more commonly as a reverse mortgage, is a Federal Housing Administration (FHA) insured loan.  A reverse mortgage allows seniors 62 and older to tap a portion of their home’s equity to obtain funds without having to make monthly mortgage payments.  If you have an existing mortgage, then the balance would need to be paid off using the proceeds from the reverse mortgage.  The borrower continues to own the house, and maintains title for the life of the loan. Aging Americans will need all of the financial help they can muster and reverse mortgages could be a vital resource for many, especially when considering that over the next 20 years, nearly 40% of adults age 62 and older will have financial assets of $25,000 or less; and 20% of those age 62 and older will have $5,000 or less, according to the Task Force.

These statistics present a “stark reality” of what the future holds for millions of seniors, said Vin Weber, former U.S. representative and Task Force co-chair.

“Seniors’ inadequate savings, their long-term care needs, and the costs of home modifications, call for new strategies to address the home and health needs of individuals as they age,” Weber said in a written statement.

As people age and strive to stay in their homes for as long as possible, in-home care becomes a common option, but four out of five adults underestimate the costs of home health care and prices are on the rise, according to the Genworth 2016 Cost of Care Survey.

The median annual cost of homemaker services is up 2.56% from 2015 and now sits at $45,760. The median cost of home health aide services increased by 1.25% since 2015 and is now $46,332 annually.

Over the past five years, costs have risen 11.1% for homemaker services and 6.6% for health aides, the study says.

“Although the high cost of long-term care in America is considered the ‘new normal,’ it does not change the reality of what is certainly one of the biggest societal issues of our time – that at least 70 percent of Americans over age 65 will need some form of long-term care services and support during their lives,” said Tom McInerney, president and CEO at Genworth.

Despite home health care being the most popular care option, nearly one-third of Americans incorrectly believe that the costs of these services is under $417 per month. In reality, the national median for an in-home aide is $3,861 and $3,813 for homemaker care.

The average American underestimates the cost of in-home care by almost 50%, according to a complementary Genworth online caregiving study.

People who are more affected by long-term care events are shown to more likely underestimate the cost of care. Those people include women (who are statistically more likely to enter caregiving roles), single adults (who may be reliant on themselves for care) and younger adults (who are more likely to deal with a parent who is in need of care).

“The data from our complementary study dramatically demonstrated the huge disparity between what consumers think costs are and what they actually are, which is why it’s so important for families to educate themselves about the costs and plan ahead for how they will pay for those costs before it’s too late,” said McInerney.

The national median cost of care rose among all care settings this year, except adult day care, which fell 1.25%, according to the Genworth analysis. Meanwhile, the cost of a private room in a nursing home went up to $7,698 per month, which is an increase of 1.24% from 2015 and the cost of assisted living also increased to $3,628 per month, which is up 0.8% from 2015.

The reports are starting to come in…seems like there’s talk about the Miami market softening. But we at Strock & Tanner say, where’s this softening?

Healthcare Expenses
